Set up fee
  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Provide guidance on compliance with the statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Complete contractual paperwork and provide all legally prescribed documentation
  • Provide the tenant(s) with the Deposit Certificate and prescribed information
  • Advise Landlord on any Legislation relevant

Inventory Fee
To compile and complete booklet (with attached photos) of the condition of the property and fixtures and fittings.

Rent Guarantee Renewal Fee (if choose to retain and renew)
Renewing rent protection certificate for additional 12 months and retaining on file.

Tenancy Renewal Fee
For each subsequent contract renewal and re protection of deposit, serving of all prescribed documentation.

Court Attendance
If attended with Cornerstones offered Rent Guarantee Insurance policy in place.

Inspecting the property periodically to ensure compliance with the terms of the tenancy agreement and providing a report on findings.

Creation and service of any notice documentation in line with the Housing Act 1988.

Gas Safety Certificate
For the completion of a Landlords Gas Safety Certificate under the Gas Safety Regulation act 1994, 1996 & 1998, to be booked, attended and completed, documentation served and held, also renewed before expiry.

Energy performance Certificate, as required under the energy Act 2011 and 2016, these last for 10 years.
